Massive New Development Announced for the Grand Concourse

A new 520 unit development might be coming to the Grand Concourse in the Mott Haven neighborhood of the South Bronx.

The developer, JCS Realty, recently purchased three adjoining sites on the Concourse for a combined $27.7 million according to The Real Deal.

Although the building will probably rise only 12 stories, at 400,000 square feet and with 520 units it would be considerably larger than 425 Grand Concourse just a block north on the site of the since demolished beloved landmark PS 31 which will rise 27 stories as the tallest building on the Concourse.

That building will only have 277 units across 300,000 square feet and will be fully “affordable”.

JCS Realty is still determining whether the development at 296-334 Grand Concourse (located between E 138th and E 140th Streets) will be affordable or market rate.

It’s quite possible that the developer may seek a similar path to Brookfield’s development in Port Morris (formerly owned by Somerset an Chetrit) which will be a mix of affordable and market rate.

No renderings or permits have been filed as of yet nor estimated date for completion have been noted.
